The SDA HOUSING Podcast
"The SDA HOUSING Podcast" is brought to you by the team at NDIS PROPERTY AUSTRALIA. Whether you are listening as an Investor, Provider, Builder, Developer or Participant, we cover a wide range of topics informative to any audience. We discuss how we work with all stakeholders in sourcing and delivering new dwellings which are SDA compliant, to general information about the NDIS, and statistics about Specialist Disability Accommodation (SDA) in the NDIS sector. We regularly have guest speakers each week from other organisations to talk about their involvement in the SDA sector, and how they contribute to the social impact of SDA, building homes that are fit-for-purpose, while giving NDIS participants the "Choice and Control" over how, where and with whom they live. As we are learning and adapting to an evolving world of SDA in the NDIS sector, we want you, our listeners, to come on the journey with us so that you too can contribute and make a social impact for People With Disabilities (PWDs). If you would like to share your SDA journey with us, we welcome you to contact us to tell your story. Please feel free to call us on 1300 254 397 to talk to one of our friendly staff, or email us - podcast@ndis.property. EPISODE 292 - SDA Anchor Tenant
Welcome to our next episode with Minh on a solo recording for the topic - SDA Anchor Tenant. We have never really spoken before about this very important topic - getting the first participant in as the first tenant into a SDA home.
Minh talks about the importance of getting the first participant to move in, and the challenges in getting multiple participants thereafter once the house is enrolled and operational after the first tenant has moved in. He also talks about some ideas in getting the anchor tenant in, incentive wise that is, and how investors should expect the procurement process to rollout once the SDA dwellings is constructed.
We cannot stress enough, the importance of engaging your SDA Provider early in the piece, and that means 6 months prior to completion. The reality is, it will take 6 to 9 months to procure the anchor tenant (participant no.1) and probably be another 6 months to get the second participant to move in and co-share. What no one ever tells investors, is that the first participant residing in the home, as anchor tenant, has all the power. If they don't like the second applicant applying, due to personality matching, they can veto and say "no, I refuse to live with this participant". A lot of luck is needed to find a matching participant who will become a second participant in an SDA home, that's for sure.
