Debbie Kindness serves as the General Manager of NDIS Property Australia, bringing over two decades of experience in tourism, finance, and property. Since joining the company in mid-2020, she has been instrumental in its growth from a two-person operation to a 25-member team. Debbie's leadership has been pivotal in marketing and selling NDIS investment properties, coordinating with builders, designers, lenders, and providers to ensure the successful development of SDA properties across Australia.
Minh Le, Founder and Director of NDIS Property Australia, leads initiatives to enhance SDA across the nation. Throughout these episiodes, Minh engages with many types of stakeholders to expedite the delivery of purpose-built SDA dwellings, aiming to reduce wait times for people with disabilities. His efforts focus on promoting choice and control for SDA participants and encouraging collaboration within the NDIS community.
Together, Debbie and Minh are dedicated to providing comprehensive, ethical, and sustainable solutions in the SDA sector, ensuring that individuals with disabilities have access to suitable and supportive housing options.

EPISODE 297 - SDA Unlisted Property Trusts, Syndicates, & Managed Funds.
This episode is about the new frontier of SDA - managed funds, and “fund of funds” (FoF) and property syndicates and unlisted property trusts. Why? Because we recently saw on Facebook, a well known SDA property spruiker’s new online marketing to lure investors into their new SDA unlisted property trust. We then thought about it and realised, that every "man and his dog" are now trying to play in the world of “SDA Funds Management” in some form or another.
The definition of a "spruiker" refers to someone who vigorously promotes or advertises something, often with enthusiasm and a bit of flair. This particular person / company (who we wont name) is now raising capital via their own AFSL and investment PDS (prospectus) online. Having read this detailed document off their website, and realising how 'dog-shit' it is (the offer, structure, and returns) we wondered to ourselves, ‘why on earth would anyone fall for this rubbish?'. Offering 0.0%pa returns for first 2 years, and then sub 8%pa for the few years thereafter, and no redemption of capital for 5 years. And finally, the PDS states that the fund will be entering into 2 oversupplied SDA markets ... WTF?
When you use debt leverage (for a fund) and go into saturated markets, thats a disaster waiting to happen. We hope this doesnt end up being the case!
Anyway, lets talk more in this episode about why SDA funds are all the rave in SDA at the moment. We just trying to raise some red flags to unsuspecting mum and dad retail investors falling for questionable ‘unlisted property trusts’ within the SDA world in 2025.
