EPISODE 297 - Unlisted Property Trusts, Syndicates, & SDA Funds etc
This episode is about the new frontier of SDA - funds, and “fund of funds” and property syndicates and unlisted property trusts. Why? Because we recently saw online marketing on Facebook, by a well known SDA spruiker from Facebook over the years. The definition of a "spruiker" refers to someone who vigorously promotes or advertises something, often with enthusiasm and a bit of flair. This particular person / company (who we wont name) is now raising capital via their own AFSL and investment PDS (prospectus) online. Having read this detailed document off their website, and realising how 'shit' it is (the offer, structure, and returns) we wondered to ourselves, ‘why on earth would anyone fall for this rubbish?'. Offering 0.0%pa returns for first 2 years, and then sub 8%pa for the few years thereafter, and no redemption of capital for 5 years. And finally, the PDS talks about entering into certain oversupplied SDA markets ... WTF?
Anyway, lets talk more in this episode about why SDA funds are all the rave at the moment in SDA at the moment. We just trying to raise some red flags to unsuspecting mum and dad retail investors falling for questionable ‘unlisted property trusts’ within the SDA world in 2025.
