Yeah, this is all you Lauren. I know, I know I'm ready for tips.

I've got my notepad handy and, oh my gosh, this is. I'm hoping to get something out of this. I'm sure I will. Yes.

Speaker 1:

Get ready. You better be taking good notes. First of all, what are you drinking, Dad?

Speaker 2:

I am drinking water and I know I usually like to have a cocktail when I do. These Helps me relax and it's kind of. We do them in the afternoon and it's happy hour time. But it has been so cold here lately that our heater in our house has been running nonstop and I can't, even though we have a humidifier. Our house is dry and I am just like a fish out of water. My skin's dry, I can't drink enough water and so, anyhow, I'm hydrating on this episode.

Speaker 1:

That's good. Next time you should just get an, I do bag.

Speaker 2:

Right. Just hook yourself up. Yeah, put on wheels. Just walk around the house with that. Make them in the hospital. What are you drinking, lauren?

I'm drinking a vanilla protein shake Super fun.

Speaker 2:

Super gross. Actually these ones aren't so bad.

Speaker 1:

These premier protein ones are not so bad, but I am.

Speaker 2:

If I ever get a milkshake, I order vanilla.

Speaker 1:

Well, yeah, I know it's good, but it's my favorite.

Speaker 2:

It's my favorite flavor.

Speaker 1:

No, I'm not saying vanilla is bad. I'm saying protein shakes are bad.

Speaker 2:

I know. It's funny that you're drinking vanilla, because you might have got that from the old man.

Speaker 1:

I see what you're saying. Yeah, vanilla is delicious, but I've been working out, I've been hitting the gym, dad, I've been trying to lift some weights, and I know that it's pointless if you're not getting enough protein.

Speaker 2:

So that's true.

Speaker 1:

Yeah, I'm trying to do that and they're all right If I.

Speaker 2:

Well, I'm proud of you for doing that.

Speaker 1:

If this protein shake could taste like pizza, I'd be in, because I don't have a sweet tooth and so these vanilla protein shakes don't do it for me. Rich loves them. He's got a major sweet tooth, but if it tasted like chips and salsa I'd be in. I know it sounds disgusting. Yeah, no man, I'm missing out. Ok, well, let's do this.

Speaker 2:

All right Reels.

Speaker 1:

So first of all, let's talk about why reels yeah.

Speaker 2:

Why.

Speaker 1:

Yeah, you know I love reels. I've been creating them for a few years now. They're just as popular now as TikTok and I'm sure people who've listened to this podcast before they know that I'm big on Instagram.

Speaker 2:

Yeah.

Speaker 1:

No, I'm not big on Instagram. I love using Instagram is what I meant.

Speaker 2:

Oh, I thought you meant like, hey, I'm kind of a big deal, yeah, I know.

Speaker 1:

It sounded like that. That is not accurate. So I love reels and I think they're super important If you're going to try to grow your business, if you're into social media, if you want to use social media to get more clients. You got to use reels because they have the highest reach rate compared to. So they have a 21% average reach rate compared to carousel posts, which are multiple posts. But it has multiple posts and then, if that makes sense, you can see the little white dot at the bottom and you can scroll.

Speaker 2:

Yes.

Speaker 1:

Those have the next highest, at 3.2%.

Speaker 2:

Wow so 21%.

Speaker 1:

Yes. The next lower one is just videos, which is surprising because videos do really well typically, but carousel posts are over. Those Videos have 2.75% reach rate. And then the lowest is your image post, just a single image post that a lot of people do all the time 2.17.

Speaker 2:

You used to be in a picture right Like a photo, just a photo of something Correct.

Speaker 1:

So really, reels are necessary part of the strategy in building your business on Instagram.

Speaker 2:

Your reach is huge.

Speaker 1:

It is and what reach does for you is. It helps you increase your follower count, which one is good, because you want people to follow you. That's how you start building relationships. But also sometimes people say, like follower count doesn't matter. I feel like follower count matters for one reason when you don't have a lot of followers, I got less business when I didn't look like I knew what I was doing. When you have more followers, it looks like there's authority there, right? There's people who are trusting you. Other people are watching you, so might as well follow her too. So I think it's important to focus on follower count. It helps you build your brand awareness. Like I said, it also builds authority as a real estate agent. There's a lot of different ways you can use reels to show how much of an expert you are in this business.

Speaker 2:

Yeah, and it's really fun, that's true. So, also one thing about that, Lauren, as a user video tracks me watching your reels. But also some people are picky about who they follow, because there's a lot of clutter flipping by on social media, For sure, and so when you establish yourself as an authority, it's like, oh my gosh, I'm going to follow this real estate agent. Yeah, so you're being chosen, which is important.

Speaker 1:

Yeah, and I agree, and this episode isn't about how to create reels. It's about how to create viral reels, because anybody can create a reel. The viral reels, or the ones that are getting massive, reach tons of comments, tons of engagement are the ones that are going to move the needle in your business, and so I kind of wanted to give some tips. So I just put together tips on how, what I do to create viral reels. We've had I've had one go I got 3.5 million viewers on. That was our house hacking reel.

Speaker 2:

It was a reel of us doing our podcast and talking about something.

Speaker 1:

Yep, I guess I should maybe define what viral is Most people. The average view rate for me is probably in the just a thousand. Like I have typically almost all of my reels hit the threshold of a thousand. That makes a lot of sense. I have almost 4,000 followers. You know, I those ones kind of reach a third. I mean, if we're talking about the reach rate being 20%, that's pretty good compared to my follower count.

Speaker 2:

Yeah.

Speaker 1:

A viral reel, I would say, is anything over three times your follower count. So for me, I would say anything over 12,000 is viral to me. There's ones that have definitely gone way bigger than that, which is pretty cool. The one that I had it went it's like 130,000 views was all about was a post about living in a college town and the video was a CSU football game. It was six seconds and it got massive engagement. So many people talking about it and I'll explain why as I go through my tips. But those are the reels that put people in my direct messages. So I had a lot of conversations, I got way more followers and I had just more views on the rest of my reels. I had more views on my entire account. People went to our website, our link in our bio. There's people once you go viral with that type of reel, people are curious. They're like who's this person and are they worth me following? So how to create reels more easily, these types of viral reels? My first tip is B-roll. Do you know what B-roll is?

Speaker 2:

B-roll is when we're walking through a house that we're showing and you film like eight rooms and you use one room a day. You're gathering basically extra footage to use later on. You don't have to show the whole house all at once.

Speaker 1:

Yep, yeah, b-roll is not you talking to the camera. It's clips of houses, like you said, tours that you're doing. It also can be you putting a sign in the yard, putting driving around your neighborhood cooking with your kids, walking your dog, scheduling showings or doing showings working at your desk. It's basically clips of your day, and the best way to make this easy is think about your day and think about if you could just take five clips a day of what you're doing. You're already doing something really interesting grabbing those and using that for real content. People really really like behind the scenes content right now. They wanna see you making a sandwich. They wanna see you making your coffee. They wanna see you driving around a neighborhood walking up to a front door unlocking a lockbox, and so you can do that with your phone and a selfie stand I don't even know what they're called.

Speaker 2:

Yes, like a selfie stick or those ring stands, the ring lights.

Speaker 1:

Yeah, I have one that I can stand up or whatever you can have your husband, your partner, your friend, your mom, your dad, whatever take videos of you doing things. But you know something, the easiest stuff, like, I walk my dog every single day I think I just woke her up and she heard the W word and sometimes I'll take video of you know my feet and walking her and seeing you know kind of panning around at my views because our neighborhood are amazing. I take that, I save that in my camera roll and I have an album, you know, in my camera roll, of B roll footage, basically because it allows you to create a ton of really great content. So again, capturing a ton of clips of your day to day life, people love to see what you're doing. It's just the weirdest thing, but it works right now and you know it doesn't always doesn't say it doesn't always have to have your face in it.

Speaker 1:

It can, it can. There can be a lot without your face. Go ahead.

Speaker 2:

Well, I was gonna say so. I think the takeaway from this is you don't have to be live all the time. You know, you can show five houses, shoot all the kitchens and then at the end of the week say here, you know, here's some cool kitchens I saw this week, and it isn't like I'm in this kitchen right now, it's just something you did and you're sharing it. So, yeah, very B roll.

Speaker 1:

Yeah, and the cool thing is you can repurpose stuff. I mean I there's times we're all post a showing like, hey, check out this amazing kitchen. I'll take that same video. You know it might be a six second video. I mean I'll take that and use it as a reel. The next week I'll repurpose it. Nobody cares, Nobody's. You know, most of the time the words on the hook, the real hook, is distracting enough so that people maybe recognize it that I've seen it before, but they don't care. So the next part to creating a viral reel is writing out incredibly scroll stopping real hooks. There's a lot out there. You can definitely hop on Instagram and Can you explain what a hook is?

Speaker 1:

Yes, a hook is a quick punchline in a way, a quick caption that you're seeing on the screen. That hooks you, it captures your attention and a lot of real stuff, a lot of real. The formula and the strategy with it is it's not supposed to be long, it's not supposed to be a ton of words, it's not supposed to be a ton of video, it's not supposed to be, I guess, too much effort, almost if that makes sense. It's supposed to be really quick. People don't have a long attention span, and so an example of a hook so the one with the CSU that went viral. The CSU hook was when my clients say I'm not sure if I should buy in a college town, and then in a few seconds one more caption pops up and it says my response in the caption and it's literally just a video of CSU football game.

Speaker 1:

We were up in the stands. I took that and then really great music. And then I have a whole caption that's related to it and I'll get to that in a bit. But that's a real hook is when my clients say I don't think I something that people relate to. It's like yeah, there are people who don't want to live in a college town, or they're afraid to live in a college town because we live in Fort Collins, colorado. We are the home of the CSU Rams and it blew up, it got big.

Speaker 2:

And you're also interested in wanting to know the answer to that statement. Totally.

Speaker 1:

It's a teaser.

Speaker 2:

So that's the hook.

Speaker 1:

It's a teaser. There's some that are viral that I've done where you, it will be like my number one secret to buying a house in this market, and you're kind of waiting for the second caption to drop and it doesn't drop and so you have to go to the. You have to go to the caption below, you know the where, or, yeah, the caption below and figure out what the answer is, the secret or the secret is, and so a lot of it is grabbing people's attention, giving them a teaser, and then you want them to stay on your reel because your algorithm, your your reel will go viral and it'll reach more people the longer the video is watched, or the longer people stay on the video and read your content, and so getting them to kind of focus in is is key. So doing that, you know having a little brainstorming session, which I do consistently- With yourself.

Speaker 1:

Yep, I did it. Yes, I did. I did it in the beginning of the year and I wrote out like 20 scroll stopping hooks because I had.

Speaker 1:

I had all we just did the ideal client podcast last episode and we explained how you can get to kind of what your messaging should be, and so, from there, I wrote out a ton of real hooks, and so now I have my B roll and I have my real hooks. So I don't have any, you know, anything really stopping me there. Yeah, the next key is choosing the right music. A lot of people don't always use the most popular music. If you're not in a creator account and Instagram, you also don't get the best music.

Speaker 2:

If you help me set that up because I was, you know, there was just like a couple of songs that I could choose from and they were like always the same. Yeah, and then you don't pay anything extra for a creator account, correct?

Speaker 1:

No. A ton of people, though, will choose professional account because they don't know the difference, and, for some reason, the professional account? You just get less music options.

Speaker 1:

And a lot of the music options that are popular on TikTok will be popular on Instagram, and those are the ones that perform the best, and so you always want to make sure that you're A use in a creator account. You can change your settings in Instagram to be a creator account, but you're using stuff that is viral. Sometimes I even I search literally the word TikTok up in the music search bar when I'm selecting music.

Speaker 2:

Sure Search your songs.

Speaker 1:

Yeah, it will always show me Kesha TikTok first. Rightly so, but then I know she's great, and then it shows me all of the popular TikTok songs and I've noticed that when I use TikTok songs I think the platforms you know they work really well together. But a lot of stuff, a lot of stuff goes big and viral on TikTok and then comes to Instagram. So if you can use TikTok stuff, there's a good chance your reel will perform better. Ya, Does that make sense?

Speaker 2:

it does make sense, okay.

Speaker 1:

My next tip is to stay under 30 seconds. My best performing reels are under 10 seconds. If you have to, you. If you have to, you know, do a longer Real, that's fine, but try to keep it under 30 if you can. I Would stick with under 10. That's my, that's my key, I think, because, again, people don't have the attention span. People don't care too long to watch, you know they. They really keep scrolling and so if you can do it fast in six seconds, that is key. And Then my other tip that I I think is really, really important right now is using captions. I saw this stat that said More than 80% of Instagram users watch videos without sound and I know I'm one of them really.

Speaker 1:

Yeah, like why aren't you listening to sound?

Speaker 2:

because I Go to bed and we go to bed and mom falls asleep before me. Oh, and I don't want to fall asleep with AirPods in, and so I'm sitting there scrolling, looking at videos, and so when I can read what they're saying, yeah, I totally know what's going on, and the ones that don't have a caption, I'm just lost. You know somebody just mouthing words, I just scroll right by it.

Speaker 1:

Yeah, so when I I'll post like on my story, you know I'll post myself talking about different things. I always do captions and I've always noticed that my viewer watch, my number of viewers is much higher. I think I tried it one time. I saw I saw other people doing it, not posting captions, and I wondered if, if maybe people were trying tuned in more because they wanted to actually hear what they had to say and they didn't get to Just watch the words. And I tried it once. I experimented and it did not perform well, so I always in my caption. So now with reels just as important and my favorite app to use to have automatic Captions that transcribe for you is called cap cut, capc, ut, mm-hmm. You just upload your Video and it will transcribe for you. You get to pick the cool colors or the cool effects, the way that the captions show. It's really, really cool. You can also Go ahead.

Speaker 2:

So if you, if you take a video of me talking yes and you put that video in cap, cut, it will transcribe the words coming out of my mouth yes into written. Yes, wow, that's cool.

Speaker 1:

Yeah, it's very easy. So does when you're in the story mode of Instagram, when you're creating a story. It also has captions as an effect and it will do the same thing. And so if you don't want to use cap, cut, if you don't have the time or you like, there's another workaround is, I Guess, recording your video or doing something in the I'm sorry, in story mode and having captions? Do it that way. Then you just download it and whatever the question only yes, go ahead.

Speaker 2:

Does cap cut? Does the captions appear as fast as your mouth is moving?

Speaker 1:

Yes.

Speaker 2:

That's cool.

Speaker 1:

Yeah, yeah, I just.

Speaker 2:

You know, yeah, not, not many, but you know, the ones that look good are the ones where you know you're just somebody's just talking away and the, the, the, the words are like they're popping out their mouth, and in written form.

Speaker 1:

No, I think I know you're talking about. I've seen that too, where it's like it's delayed, but I think the technology has gotten really great with at least Instagram. Yeah, in cap cuts I don't know what the other app is that they're using. That's kind of doing that, but it is the fastest and easiest way to do it great.

Speaker 1:

One thing that I have noticed there's a very horrible real glitch Instagram glitch when, if you don't edit it outside of, let's say, the story or Cap cut your video and you try to do the captions, or sometimes even text on your video and you post it, it doesn't post the text or the captions. It's a. It's a horrible glitch there's. I don't I don't know why Instagram hasn't fixed it. I have dealt with it for so long and so the workaround is to create the video, download it and Upload it to cap cut, have the captions somewhere else, because in reels, in that editing platform, it does not work.

Speaker 2:

Oh, okay, that's why?

Speaker 1:

yeah, that's my, that's my little good tip. I know, gosh, it's so frustrating when you post a reel and it's bear like there's like you had all this stuff written out and there's nothing there and you're like, oh my god, it is the most inferior thing I've ever experienced. Another tip is to be very specific with your topic. There's a lot of people who will try to. I Don't know like, let's just say, for example, they're like this is how you buy a you know house, this is how to buy your first house versus. Um, here's my tips for picking the right houses to schedule showings with. Like you can get really, really specific and that's what people are looking for. They again, it's all about attention span, but people don't want to know about how to buy a house. They want to know what to look out for an inspection, why you should always do an inspection, what the sewer scope is gross, but you have to do it.

Speaker 1:

You know something like that like it's kind of fun stuff, but it's very, very specific. That is, those are the reels that go. The most viral is when they are very, very specific, because a lot of people have questions about that and they didn't know they were interested in that, but now they are. You know what I mean.

Speaker 2:

It's like.

Speaker 1:

Those are the types of reels that also are just different from others. There's so much content being pushed out constantly that you have to create very original. You know pieces for yourself, and a lot of that can be done by just being very, very specific. Instead of here's how to sell your house, you know quickly, it's like that's people don't.

Speaker 1:

They're not going to watch that. One thing I noticed also is hashtag. So the CSU reel that went viral. It had hashtag CSU Rams Hashtag Colorado State University, which is why I attracted so many alumni. There's so many people who were like obviously you, ram, love Fort Collins. You know that type of thing.

Speaker 1:

But yeah a lot of people make the mistake of choosing the, the most popular hashtag. When you're putting in your hashtags, it will show you, you know, 4.5 million. It will show you 118,000 and it'll show 4,000. Um, a lot of that happy medium the 118,000, you know, or the 60,000, or maybe the 30,000, that is, those are the best hashtags, because what that is telling you is how many other people have used that hashtag. So if it's 4.5 million people use this hashtag, how do you expect your reel to stick out amongst 4.5 other million reels, right?

Speaker 2:

Yeah.

Speaker 1:

That makes sense.

Speaker 2:

It does make sense.

Speaker 1:

So being specific again with your reels is really smart. So you know, sometimes it's also really helpful. I do a variety of them. You know I'll go big with realtors of Instagram, something like that. And then, specifically, if my I just did one about interest rates, it's higher or high interest rate hashtag, high interest rates hashtag, mortgage rates hashtag, how to buy down your interest rate.

Speaker 1:

You know, it kind of hit all the three different tiers like a high level a medium level and then kind of your more niche hashtags and that's how you get a much better reach. Because, again, if you're going for those 4.5 million, 6 million, whatever those huge popular hashtags, you're going to drown yourself amongst the competition.

Speaker 2:

Yes, that makes sense. I you know you get lost in the clutter.

Speaker 1:

Yeah, it's. Yeah, it's frustrating too. When you think you nailed it, you're like this is such a good reel, and then you mess it up by posting it in the wrong hashtag section, I guess.

Speaker 2:

Yeah.

Speaker 1:

Okay, my last tip. We're keeping this short today because we could do this all day, excuse me.

Speaker 2:

Yeah.

Speaker 1:

This is something that I think has been a game changer for my biz, for my reels, my social media. It's understanding when to post your reel. I have talked about this in other Instagram or another podcast, but in Instagram you can look at your professional dashboard, you can see your insights and it will tell you what days and times to post. I do not post whenever my reel is done. There's definitely a lot of times where I'm making my reel, you know midday and I set it and I forget. I said it and I set a timer or I set an alarm to tell me when to post, because my most popular time to post is like 6pm and so a lot of people have reels and how are you?

Speaker 2:

finding that.

Speaker 1:

So in your professional dashboard, under insights, it will tell you best days and times to post and it will show you a bar graph that will say you know Mondays, wednesdays and Thursdays. You'll see exactly how much more popular those days are than the other days and then you can click into those days and it will tell you what time to post on those days. So, like Mondays are huge for me, everybody's going to have different, I'm sure, insights on that, but Mondays are big for me, thursdays are big for me, friday lunchtime is really big for me, and so posting that at the right time is how you get your reel quickly out in there in front of as many people as possible. Because the algorithm is looking for reels that are gaining in popularity, which means they need to have a ton of engagement. They're getting views, they're having like high watch times.

Speaker 1:

If your people are asleep let's say you post at 6am and people aren't up until you know not enough people are up until 7 or 8, then that initial the algorithm sees that your reel didn't hit it, it doesn't kick off.

Speaker 1:

It needs to have a strong kick off. So if it immediately starts getting comments, if immediately starts getting likes and views and the watch time is longer and longer and longer, it will keep pushing it out to more and more people that the algorithm thinks will like that video. That's how it works, and so timing that post is really key, and my other I guess my final tip would be if you're getting, it needs to be a time to when, if you're getting comments, you need to be able to comment right back. Instagram knows and rewards reels and social media users for their quickness and response time. So if you're going to, let's say, post a reel right before you go into a movie theater and you go watch a movie for two hours and you come out and you have three comments, four comments, whatever that you didn't get to, you already hurt yourself, you already hurt your reel. If you can respond really quickly to those few, that shows Instagram that this is a really popular reel and it's going to keep pushing it out.

Speaker 2:

What activity?

Speaker 1:

Yeah, oh my God, I'm like parched. That was a ton of info.

Speaker 2:

That's a big brain dump, but you got a big brain. And so that was great.

Speaker 1:

Did I miss anything? I know there's a lot more, but is there any other anything you can think of that I'm missing?

Speaker 2:

I guess the one thing when I was listening to it was you know how do you find out those hashtags? You know where are you going on Instagram to say, oh, this is a good one, and this is a good one, and this is a good one.

Speaker 1:

Yeah, good question I think we've talked about. Maybe I need to do a podcast on hashtags and we can do a deep dive. Hashtags really are all about describing your video. So if you do a video, for example, on something around interest rates I just did one that went viral, it was about home math. What was it? If you sell your house in January and buy a new home in January, you don't make your first payment on your new home until March. That's new home math. That was how, whatever, and it went big. It didn't. I don't see it as viral. Actually, it's like 4,000 viewers, that's nothing. But I thought that it performed better than I expected. And so when you're describing the video in the hashtag, if I used hashtag new construction, hashtag selling your home, hashtag realtor of Instagram, hashtag Fort Collins photographer, instagram would be like what? But instead let's see what I used. I did hashtag girl math, because that's what the trend is. It was girl math and it's have you heard about this.

Speaker 2:

I have heard that, yeah.

Speaker 1:

Where it's like. Well, if I bought the Starbucks with my gift card, then it's free. It's like things like that girl math Hashtag. New home math hashtag. Home buyer tips, because this is a home buying tip Hashtag. One of the bigger ones that I used was real estate advice, and so I described the hashtag perfectly, and so it's not-.

Speaker 2:

But your hashtag? The hashtag are people, other people. Is that a hashtag that other people are looking at? It's not something that you're inventing.

Speaker 1:

Correct, I'm not creating a new hashtag and you don't wanna create.

Speaker 2:

you don't wanna do a hashtag that?

Speaker 1:

is 100 posts or less. Yeah 100 people have used it.

Speaker 2:

Once you start that's good to know.

Speaker 1:

Have you not used hashtags yet?

Speaker 2:

Not really Okay. I use them as a joke. I was confused. I'm like why are you?

Speaker 1:

asking me this. Now I see I need to have a training with you. I don't use hashtags.

Speaker 2:

I maybe have used them as a joke, like hashtag Todd screwed up, oh, but it's not a real hashtag, it's like a funny thing where people would think, oh my God, hashtag Todd screwed up is a real thing. It's like no, it's not, but I use it as a joke. So I don't really. No, I don't use hashtags.

Speaker 1:

Okay. So for those who, like my dad maybe, who have never done a hashtag before intentionally, when you're writing out your caption for your posts and you type the hashtag the pound sign it will start pulling up what's the word it will generate ideas yeah, auto search or auto populate.

Speaker 1:

Yeah, and if you don't type anything after the hashtag, right away it will put up stuff that's random might be like summer pool drinks and you're like what? So you maybe start typing in, like y'all start typing in interest for interest rates, and it will show me lower interest rates, high interest rates, how to buy down your interest rate, mortgage interest rates, interest rates of 2024. It will show you and then, right next to it, it will show you the number of users who've used it.

Speaker 1:

So, that's what I mean by the 4.5. So it helps you. Yeah, it gives you an idea. So if you don't know what you're doing, that's fine, you just start typing in what your Instagram or your reel is about.

Speaker 2:

That was the missing link. I didn't know how are you finding these things?

You know. So yeah, yes, no, that was a good question. Okay, Well, cool.
